Selling a Mobile Home As-Is: What to Expect

Selling a Mobile Home As-Is: What to Expect

October 13, 2026•2 min read

Your home may need repairs. You may need to sell fast. Selling as-is can solve both problems, and you have more than one way to do it.

What "As-Is" Really Means

Selling a home ‘as-is” means the buyer accepts the property in its current condition. As the seller, you aren’t responsible for pre-sale repairs or upgrades.

As-is does not mean you can hide problems. In fact, you must complete a “Seller’s Property Disclosure” detailing any known issues with the home. Failing to disclose known defects can lead to legal liability.

An "as-is" sale is often ideal for older homes. Specialized mobile home lenders frequently limit financing on homes built before the mid-1970s, which can significantly shrink your pool of buyers. Selling directly to a cash buyer eliminates the need for lender approval.

Condition matters too. Buyers know an as-is home may need work. They price that in. You will not get top dollar for a home with major issues, but you also will not spend your own time and money to fix it.

Two Ways to Sell: We Buy or We List

Founding Fathers Affordable Housing offers both routes. Each one fits a different situation.

We Buy: A Direct Cash Offer

We buy your home directly, as-is.

  • We pay cash for your mobile home

  • No repairs or upgrades needed

  • We close on your schedule

This route fits owners who want speed and certainty. It also fits homes that need work.

We List: Professional Listing

We list your home and bring you a qualified buyer.

  • We cover all advertising costs for your property.

  • We negotiate offers and prepare contracts

  • We bring you a qualified buyer

This route fits owners who have time and a home in good condition. There are no upfront fees and we only get paid when we sell your home.

Here is the honest trade-off. A cash offer gives up some price in exchange for speed and certainty. A listing can bring more money, but it takes more time and more steps.
